What does a commercial drywall contractor actually do? +
A commercial drywall contractor installs the full interior wall and ceiling system in a building. That includes steel stud framing, gypsum board installation, taping, mudding, and final finish work. Most commercial contractors also handle insulation and vapour barriers. Pristine self-performs all of these scopes under one contract, which removes coordination friction between subs and shortens the overall schedule.
How fast can you turn around a written bid? +
Within 48 hours of the site walk for most commercial scopes. We confirm receipt of your bid request within 6 business hours and schedule the site walk usually in the same week. Larger packages with extensive drawings may take a few days longer; we will tell you up front if that is the case.
What gauge of steel stud do you use on fire-rated walls? +
Gauge depends on the assembly and the engineer spec. For typical 1-hour and 2-hour UL-listed assemblies, we use 25-gauge or 22-gauge studs at 16" on centre with single or double layers of 5/8" Type X board. Structural conditions or load-bearing partitions may require heavier gauge from 20 down to 12. UL assembly documentation is supplied with the bid.
Do you provide bonding and pre-qualification documents? +
Yes. WorkSafeBC clearance letters, certificates of insurance, and our standard pre-qualification package are available on request. We can deliver these inside 24 hours for any bid invitation. Bonding capacity letters are issued through our surety partner; ask the estimator on your first call.
What is the difference between Level 4 and Level 5 finish? +
Level 4 is a three-coat tape and mud system standard for most commercial walls painted with flat or matte paint. Level 5 adds a full skim coat over the entire taped surface, eliminating any flash between paper face and joint compound. Level 5 is required for raking-light conditions, semi-gloss paint, and any wall where surface uniformity will be tested by direct sidelight.
Can you work in occupied buildings without disrupting tenants? +
Yes. Phased TI work in occupied buildings is standard for our crews. We use sealed dust barriers, tarped floors, HEPA-filtered air handling, and end-of-shift cleanup so the rest of the building keeps running. After-hours and weekend scheduling are available for sensitive environments like clinics, schools, and retail anchor stores.
How big a project can your crews handle? +
From a 1,500 sqft tenant improvement to a 50,000 sqft multi-residential or commercial build. Our roster scales by project, so a small TI gets a 2-person crew and a high-rise tower package gets a 25-person team led by a dedicated PM. Crew sizing is confirmed in the bid.
What documentation do you supply at project closeout? +
Fire-rating assembly certificates, UL listing references, BC Energy Step Code paperwork for insulation scopes, raking-light QC sign-off sheet, deficiency list with resolution dates, and our 2-year workmanship warranty letter. All packaged for your closeout binder before the final payment is released.
