- Project Overview
An Institutional Tenant Improvement in Downtown Vancouver
Alexander College needed a full interior renovation of its downtown Vancouver campus space, delivered for a tier-one general contractor on a working institutional site. The scope called for new partition layouts, durable wall assemblies suited to high-traffic classroom and office use, and a clean Level 4 finish ready for paint throughout.
"An institutional environment with tight coordination, an active campus, and zero room for schedule slippage."
Pristine Drywall was awarded the drywall package on competitive pricing and the ability to deliver the full interior scope under a single subcontract: steel stud framing, insulation, boarding, taping, and finishing. Working in an institutional environment meant tight coordination with other trades and the building's schedule, which our crew managed from layout through final finish.

Institutional Drywall Questions Answered
An institutional tenant improvement of this size typically runs several weeks for framing through Level 4 finish, depending on partition volume, trade coordination, and whether the space is occupied. Pristine delivers a line-itemed schedule against your drawings at bid stage.
A Level 4 finish is standard for painted institutional and office walls. It produces a smooth, consistent surface ready for paint under typical lighting. Level 5 is specified only where critical lighting or high-gloss paint demands it.
Pristine Drywall delivers steel stud framing, drywall, taping, and Level 4 to Level 5 finishes for commercial and institutional tenant improvements across Vancouver and the Lower Mainland, working as a subcontractor to general contractors.
Yes. The Alexander College renovation was delivered on a working campus, with our crew coordinating against the building schedule and other trades on site. We plan dust control, noise windows, and site access against the GC's program so operations continue around the work.
