The details

Steel framing questions, answered

Why choose steel framing over wood for commercial work?

Steel studs do not warp, shrink, rot, or burn, so commercial walls stay straight and inspection ready over time. Galvanized steel resists moisture and pests, which protects walls in damp or humid conditions. It is non combustible, supports longer spans, and meets the fire and sound ratings most commercial and multi family projects require.

What stud gauge and spacing do commercial partitions need?

Most non load bearing commercial partitions use 20 to 25 gauge studs at 16 or 24 inch on centre. Wall height, finish weight, and assembly rating decide the exact gauge, so taller walls and shaft assemblies move to heavier steel. Pristine Drywall frames to the engineered drawings rather than a default, so every partition meets its load and deflection limits.

Do you frame fire rated and sound rated assemblies?

Yes. We build 1 hour and 2 hour fire rated wall systems and STC 50 to 60 sound rated partitions using UL listed assemblies. Each build follows the listed assembly detail and is left inspection ready with documentation for the general contractor and the inspector.

Questions

Steel stud framing FAQ

Steel stud framing uses galvanized steel studs and tracks to build the structural framework of interior walls, partitions, and ceilings. It replaces wood framing in most commercial and multi family work because it is straighter, non combustible, and resistant to moisture and pests.

Material cost is comparable on most commercial jobs, and steel often wins on total cost because it installs fast, stays straight, and avoids the warping and callbacks that wood can cause. For fire rated and tall walls, steel is usually the required and more economical choice.

Timeline depends on square footage, wall count, and assembly ratings. After the site walk we give a written schedule with your estimate in 48 to 72 hours, then crews scale to hold the general contractor's dates.

Yes. Pristine Drywall delivers framing, board, tape, and Level 4 to Level 5 finish in one contract, so there is a single accountable crew from bare studs to a finished wall.

Many commercial and multi family assemblies require non combustible construction and rated partitions, which steel framing satisfies. We frame to the engineered drawings and the BC Building Code so each wall passes inspection.
