Drywall Services · Popcorn Ceiling Removal
Removal of dated popcorn and stipple ceilings, refinished smooth or re textured, for commercial, multi family, and tenant spaces.
Popcorn ceiling removal takes off the dated, sprayed on stipple texture and refinishes the ceiling to a smooth, modern surface. Pristine Drywall scrapes, skims, and refinishes popcorn and stippled ceilings for property managers, general contractors, and developers. Every ceiling is masked and contained, scraped back, then skim coated and finished to a clean, paint ready surface.
Scope of work
The details
Popcorn ceilings installed before the 1990s can contain asbestos, so an older ceiling should be tested before any removal. If a test comes back positive, abatement has to be handled by a licensed contractor first. We do not scrape an untested older ceiling, and we coordinate testing before the work starts.
The texture is lightly misted with water to soften it, then scraped off the board by hand so the gypsum underneath is not damaged. The ceiling is then skim coated, sanded, and finished smooth, or re textured to a new pattern if that is what you want.
Yes. After scraping, we skim coat and finish the ceiling to a smooth Level 4 or Level 5 surface, which is the modern look most clients ask for. We can also apply a fresh texture if you prefer to keep a pattern.

Popcorn ceilings look dated, trap dust, are hard to clean, and yellow over time. A smooth ceiling looks modern, reflects more light, and is far easier to maintain, which is why most owners refinish them during a renovation.
It can be, which is why containment matters. We mask walls and fixtures, cover floors, and wet scrape to keep dust down, then clean the space at the end of every shift so the mess stays inside the work area.
For any ceiling that may predate the 1990s, yes. Older sprayed texture can contain asbestos, so it must be tested before removal and abated by a licensed contractor if positive. We coordinate the test before scheduling the scrape.
Yes. We contain the work area with poly barriers and protect floors and fixtures, so popcorn removal can happen around occupied or finished spaces with controlled dust and minimal disruption.
Most ceilings are scraped, skim coated, and finished over a few days, with drying time between coats and before paint. After the site visit we give a written schedule with the estimate so the timeline is clear up front.
