Commercial Drywall · Steel Stud Framing
Light and heavy gauge steel stud framing for interior partitions, demising walls, bulkheads, and ceilings across commercial fit outs, multi family builds, and tenant improvements.
Steel stud framing is the galvanized track and stud system that forms the structure of an interior wall before board goes on. Gauge, stud spacing, and head of wall detailing are what determine whether a wall meets its fire rating, its sound rating, and its deflection requirement. Paragon Drywall frames to the engineer spec and the listed assembly, so the wall that gets boarded is the wall that was drawn, built to the BC Building Code.

The details
Gauge follows the assembly and the engineer spec. Typical non load bearing partitions use 25 gauge or 20 gauge at 16 inches on centre. Walls carrying load, tall walls, and walls supporting heavy fixtures move to 18, 16, or heavier down to 12 gauge. We confirm gauge against the listed assembly before framing starts and supply the documentation with the bid.
Deflection track, sometimes called slotted track, lets the structure above move without transferring load into the partition. It is required wherever a wall runs slab to deck under a structure that will deflect, which on most commercial and multi family projects means every full height partition. Left out, the wall cracks at the ceiling line within the first year.
Yes. Suite to suite demising walls, corridor walls, and any wall carrying a fire or sound rating are framed slab to deck with the head of wall detailed per the listed assembly. Where the rating requires it, we coordinate the firestop and smoke seal at the deck flutes as part of the same scope.

Steel stud framing uses galvanized steel studs set into top and bottom track to build the structure of an interior wall. It is non combustible, dimensionally stable, and will not warp, shrink, or rot, which is why it is standard for commercial and multi family construction.
Common webs are 1 5/8 inch, 2 1/2 inch, 3 5/8 inch, and 6 inch, set at 16 or 24 inches on centre. Spacing follows the wall height, the assembly rating, and what the wall has to carry. Taller walls and rated assemblies usually tighten to 16 inches.
Steel is non combustible, which matters for fire rated assemblies, and it holds its dimension in the humidity swings the Lower Mainland gets. It resists pests and rot, spans further, and arrives straight, so walls come out plumb and stay that way.
Yes. We install C H stud and J track shaft wall assemblies for elevator shafts, stair cores, and mechanical chases, including the liner panel, to the listed fire rating. These are framed from one side where access is restricted.
Yes. Paragon Drywall self performs framing, insulation, vapour barrier, boarding, taping, and finishing under one contract, so the same crew takes the wall from layout through to a paint ready surface with no handoff between trades.
